Curle Management provides the following services:
· Gets your property leased quickly
· Collects rent (and commences evictions if necessary);
· On day 3, if the rent has not been paid we are on the doorstep to collect;
· Performs spot drive-bys to see that the property is being maintained;
· Undertakes repairs or orders all other repairs;
· Provides access to service providers;
· Provides monthly financial statements;
· Provides annual statements showing accounting of all income and expenses for taxes
Curle Management Fees:
· Monthly charges are 8% of the monthly rent (only charged for property that is leased);
· Any late fees are collected and forwarded to landlord minus the 8%;
· A trip fee of $25 will be charged if:
1. the contractor on a repair does not show up;
2. the tenant will not allow access
· A $55 fee will be charged if Curle Management fixes a problem without calling a contractor
· Landlord carries $500K in liability insurance naming Curle Management
· Leasing commissions are 100% of one month’s rent
1. 50% goes to leasing agent or agent bringing the tenant to the property
2. And 50% going to us to be used for marketing your property
· We hold $500 for a single family home, $750 for a duplex or triplex and $1000 for a fourplex in escrow for repairs and expenses

If you are a real estate agent or broker:
· We respect your clients and will not take them from you
· You will be copied on all correspondence with your client
· Your practice can fold Curle Management into your services and it will appear to be one –stop-shopping for your clients
· If you do leasing then you may wish to handle leasing for your clients and have Curle Management perform the property management services
